Because of a current lack of inventory, which is pretty much across the nation these days, we hear stories of purchasers agreeing to secure home inspections for informational purposes only or not getting a home inspection at all.
Of course as home inspectors we advise getting a home inspection, and most people still do, considering the risk of not getting one! Many buyers these days are contractually limited to securing a home inspection that provides the condition of the house, but doesn’t let them use the inspection to negotiate for the house. This has become known as a home inspection for informational purposes only. We’re OK with this. At least if we find something major (doesn’t usually happen), you can back out. Since a house is usually the biggest purchase most people will make in their life and the value of peace of mind is priceless we always still recommend getting a home inspection; even if it’s for informational purposes only.
The process is the same we inspect, provide the report (with free cost to repair numbers if needed) and the buyer can decide if they wish to proceed with the purchase of the house. When you purchase a home there is usually little recourse once the ink is dry. Knowing exactly what you’re getting beforehand is imperative and an informational home inspection allows the buyer to make an informed decision. We provide the same service and attention to detail regardless of how buyers plan to use this knowledge.
