It’s not uncommon for us to find what appears to be mold during a home inspection. The good news is mold is usually not the substantial issue many worry about and cleanup is mostly inexpensive.
First a couple of facts – Which can be verified on the NJ Department of Health Website and a via Google search.
- There is no licensure in NJ for testing mold – pretty much anyone can claim to test for mold – and charge a large variety of fees.
- There is no standard in NJ for what is considered dangerous levels of mold – sensitivities tend to be individual and there is no agreement in the medical community on health effects.
- There is no licensure for mold remediation – pretty much anyone can claim to be a mold remediator – and charge a large variety of fees.
Mold removal – Affordable Solutions – Per the EPA – In our renovation consulting business this is protocol most people follow:
- Remove the source of the moisture – most of the time gutter repair or perimeter grading or a plumbing leak.
- Remove the affected areas – wallboard, flooring, trim, etc.
- Spray with bleach or soap and water – plant sprayers work well.
- Assure the area is dry – otherwise it will grow back.
- Reinstall the finishes.
Most mold remediation can usually be completed for less than $1,500. A large area will cost more due to reinstallation of larger areas of finishes – Gutter Repair – $500 – $1,000; Perimeter Grading – $250 – $750; Demo, $250 – $500 (more for large areas), Plant Sprayer – $35.
